Building Rules

Air Conditioners:
Refer to the notices dated July 14, 1997 and June 2, 1999 regarding placement of window air conditioners.  Call a board member for clarification before the installation is performed if any information is not clear.  Renters need to work with their unit owners regarding the installation of air conditioners.

Bicycles:
Please use the basement storage locker provided for your unit.  Parking in the courtyard and around stairways and entrances is prohibited.  (If you are going in and out immediately, bikes may be parked on the side or rear for a short time only.)   Bikes and other frequently used properties can be stored in the laundry room, but not attached to Common property or pipes/etc.—but at owner responsibility, no Association liability.

Consideration of Residents:
Sounds—music, TV, conversations, home improvements—should be limited to 7 AM to 10 PM.  Materials should be kept in the units or storage lockers.  Residents should not impinge on the privacy or ‘livability’ of other residents.

Deliveries:
must be made through the rear/side entrances only.  Bulky articles, bicycles, Christmas trees, etc., must also be transported in and out via the rear/side entrances.

Garbage Disposal:
  Garbage in sealed bags should be placed in the cans located on the rear stairways.  These cans are emptied Monday through Friday.  Remember, you share the garbage can with your next door neighbor; if you have excess, take it to the dumpster yourself or save it for another day.  Large items or boxes should be placed in the dumpster located on the west side of the parking lot. Boxes should be broken down before placing them in the dumpster.  Pickup dates are Tuesday and Friday.  NOTE:  The containers on the east side of our parking lot or on the other side of the fence are not ours.

Large items should be put in the dumpster instead of left outside.  For large [mattresses, bed frames, bookcases, night stands, etc. left outside, the City [311] must be informed in advance and we may be billed for such pick-ups—the owner/resident will be responsible for payment.  Some large items even in the dumpster, even mattress— may incur a charge—owner/resident is responsible for payment.

No electronics, TV, wires and such can be put in the Waste or Recycle bins—that is illegal and will incur large fines by the city.  Check the city of Evanston website for Electronics Recycling or call 311

Laundry Facilities:
  Washers and dryers are located in the basements at 1314 and 1318 (washers and dryers are 75 cents).

Moving:
The rear/side entrances are to be used for moving in and out of the building. No moving through the front entrance.  If space for cars/trucks is needed, please arrange for in advance with owners of those spaces. Also no bikes, strollers, etc. are to be used or kept in the front entrances.

Outdoor Cooking/ Barbecuing:
For fire hazard reasons, barbecuing is not allowed except in the parking-lot and far enough from the building and cars not to cause smoke to enter units or other dangers

Parking Area:
Residents are to use their allotted space only.  If anyone is illegally parked in your space, you should call the police to ticket and tow.  Any cars parked in the common areas will be towed. Police will ticket and tow only at your request.  Please inform your visitors they are to use street parking, not our lot.

A parking permit H will allow you to park on the street longer than 2 hours.  Permits are $15 for residents and may be obtained at the Civic Center.

Pest Control:
Please advise the Board immediately of any household pests.  Depending on whether the problem is limited to the unit or the building, the Association may pay part of the cost.

Pets:
The Association’s Bylaws limit the size of dogs to small or medium (i.e., able to be carried by an adult).  Keep this in mind when choosing a pet.  If your dog creates a nuisance, you will need to make other arrangements for its care.  Cats and small birds are also allowed.

Plumbing:
Please use discretion regarding articles flushed down the toilets (disposable diapers, baby and personal care wipes, cotton balls, make-up removers, sanitary napkins, tampons, paper towels, and many so-called disposables clog the pipes).

Please also use discretion regarding the kitchen drains – no grease or food should be emptied into the drains.

Recycling:
You should put your recycling items in the appropriate barrel beside the dumpster.  Refer to the attached for the specifics.  Pickup day is Friday.

Security:
Keep all basement doors locked (exterior, laundry room and storage room) when not in use.  Basement windows are also to be closed and locked.

Storage Facilities:
Use the storage locker provided for your unit in the basement.  No items are to be kept on the rear porches, hallways or basement common area (including laundry supplies).  Boots are not to be kept in the hallways.

Sunbathing:
Sunbathing is not allowed in the courtyard – only on the sides or rear of the building.

Repairs/Renovations/Leaks/Water Damage (or related):
Residents (i.e. renters) must notify the owner of the unit of any water damage or active leaks (or other concerns).  Owner must notify the board of any active leaks (or other issue) that may cause damage to another unit or common area. Owner must notify the board regarding any maintenance as defined in our Declaration and must maintain adequate repairs to prevent damage to other units and common areas.  The impacted unit owner will initiate the call to a professional and licensed vendor to determine the ‘cause’ and the Declaration outlines who is responsible to pay for the initial appointment and all costs associated beyond that.  If there are financial concerns, please notify the board.  When selling, all owners must sign an ‘Alterations Letter’ as a statement that any renovations and repairs have been done in accordance with existing condo instruments (per Condo Act Section 22.1).

 

ROUTINE MAINTENANCE

For burned-out light bulbs (inside or outside), tape a note for the janitorial service with the location of the bulb on the lid of the garbage can on your rear landing or on the Boiler Room door.  There is a pad of post-its in a box on the door.  Bring your own pencil and include the date and your name on the note. If you see a problem, depending on urgency, let a Board member know by phone, email or a note.  If a wash/dryer is not working, let the Board know and leave a note on the machine.  If there is water from sewer back-up on basement floors,  let the Board know right away.

EMERGENCIES

From time to time an unforeseen and unwelcome emergency will occur.  As our janitorial service is not here all the time, contact the Association President or Vice-President.

Call them day or night for any emergency type situation (no hot water, no heat, flooding in basement, etc.).  Also notify them during normal hours of problems with the washers or dryers [please also leave a note on the machine] and any potential building maintenance or safety problems.
